On the Private Deal Model webpage, the user can click on any uploaded model in the table on the far right gear icon, a dropdown menu appears with a couple of options. One option is to “Edit Model Parameters”, another is to “Duplicate” the model, and lastly the “Delete Model” . This document will describe in detail the functionality of these two options. See the image below, where framed in green is the “gear button” with its dropdown menu aforementioned.

What does Edit Model Parameters do?

Whenever the “Edit Model Parameters” on in the dropdown menu under the gear icon for a model is clicked on, this opens a pop-up window with all of the Model Parameters. See image below for an example of the pop-up window.

Purpose of Edit Model Parameters: in this window, users can edit a characteristic like a name of a company or country, or modify the numeric value to test how a different assumption may impact the outputs. It also gives the user an opportunity to change or review the inputs after having the model upload without having to upload a new model.

All of the values under the “Value” column are type sensitive, meaning that the values with a number can only be replace with a number. Same goes for strings. The one exception is that “Run Debt Repayment Logic” can only be “Fixed” or “Variable”, any other word would not work.

The Deal Type (i.e., asset classes like Real Estate in the example of the left) impacts what model parameter will be shown. For instance, the Starting Cap Rate is only applicable for the Real Estate deal type, and for Infrastructure or Private Equity an EV/EBITDA entry multiple might be more appropriate.

A common parameter users may want to modify is the Starting Mortgage Balance for a Real Estate investment. There may be a few different scenarios for financing that the deal team is contemplating. For instance, one scenario could be with more leverage than another. Editing this one model parameter quickly without needing to upload a copy of the same model can save time and limit the other users errors. The output would highlight the risk and return impact of too little or too much leverage. This example is one of many where Asset Lenz’ capabilities in applying macro-industry drivers to deals solves in a unique way questions asset and risk managers have seldom had a quantitative answer.

What does Duplicate do?

Purpose of Duplicate is to: simplify the copying of a model without having to upload it again from the Excel file. Allowing users the capability to copy a model then modifying some of its model parameters (in the future other inputs) without having to create duplicate files in Excel. All-in-all saving time, removing manual operations, and enabling within Asset Lenz model permutations.

The “Duplicate” button simply copies a model as is in the Asset Lenz database. Once the button under the gear icon dropdown menu is clicked on, a new pop-up window will appear with the values to update, for the “New Model Name” and “New Description”. Only when these two textboxes are filled will the “Duplicate” button on this pop-up window work. Upon clicking on “Duplicate” at the bottom right-hand corner of the window, will the window close and a new row with the new details will appear in the Private Deal Models table.

What does Delete do?

The delete button is self-explanatory, it deletes all records of the model in the Asset Lenz database. Once this button is clicked on in the dropdown menu that appears when the gear is clicked on, a pop-up window will appear to confirm the deletion of the model. Clicking the confirmation will permanently delete the model and it will be irreversible.
